Created with the promise of “Life Above it All,” the original location of the famous Frank Lloyd Wright Doheny Ranch Development is today’s Trousdale Estates.
In 1955, Developer Paul Trousdale purchased the land that was once the Doheny Ranch orange groves, created 532 original lots, and established an Architectural Committee for building homes in the area. Just north of Sunset Boulevard, the Beverly Hills Flats, and west of the Bird Streets, the Trousdale Estates is the creme-de-la-creme of 90210 neighborhoods. Though the neighborhood was not initially part of Beverly Hills, the City later annexed the collection of lots into Beverly Hills, and construction began shortly thereafter. Originally around 410 acres of pristine Southern California landscape, the Trousdale Estates have almost always been a global center for architectonic wonders.

While Paul Trousdale had already developed thousands of properties from coast to coast, this luxury subdivision of the transcendent Beverly Hills was the only development to bear his name. Furthermore, he enshrined his family’s legacy into the development by naming streets after key family members. For example, Chalette Drive is named after his dog.
The enclave’s rich history and star-studded roster of architects and residents place the small community at the top of Los Angeles’ sought-after neighborhoods. Celebrities from Frank Sinatra, President Richard Nixon, Howard Hughes, and Vera Wang have nestled themselves into the exclusive Trousdale Estates. While many of the most influential entertainment icons, industry executives, and international heads of state have called Trousdale home, the addresses were only possible because of the architects who penned their designs.
A. Quincy Jones, Lloyd Wright, Edward H. Fickett, Cliff May, Paul R. Williams, Wallace Neff, and dozens more of Los Angeles’ greatest architectural minds had their hand at constructing masterpieces in the Trousdale Estates. Entertainment magnates such as David Spade have lived and sold in Trousdale Estates. On Wallace Ridge is an impressive, nearly three-quarter acre lot that showcases a stunning tennis court estate designed by master architect Edward Fickett, FAIA. The home prominently displayed breathtaking views of the city and the Pacific Ocean, leaving anyone to visit the home speechless. “The attention to detail in Trousdale Estates is second to none,” said Vetterick.
In 2022, Hilton & Hyland represented both sides of the sale of 440 Trousdale Place. The Museum Modern on the Front Row of Trousdale Place was designed by William Hefner as an art collector’s dream. Sold for just over $24 million, the estate showcased the best of what Trousdale Estates offers.
